Northern Indiana Real Estate: Why Your County Matters

One of the biggest mistakes buyers and sellers can make is assuming the entire Northern Indiana housing market is moving in the same direction.

The latest housing statistics show just how different our local markets can be.

Wabash County: With a median sale price of $190,000 in September 2026, up 13% year over year, Wabash continues to offer a different price point than many surrounding counties. However, homes sold for an average of 92.2% of their listing price, suggesting that negotiation and competitive pricing remain important.

Fulton County: The median sale price was $212,000, down 4% year over year. With 4.8 months of inventory, buyers may find more opportunities to compare properties and negotiate than in counties with tighter housing supplies.

Marshall County: The median sale price was $235,500, down 2% year over year. With 126 homes in average daily inventory and 3.4 months of supply, sellers need to pay attention to competing listings and buyer demand.

Huntington County: The median sale price reached $245,000, a 54% year-over-year increase. However, with only 26 closed sales during September, changes in the mix of properties sold can have a significant effect on the monthly median. A property-specific market analysis remains essential.

Allen County: The median sale price reached $270,000, up 5% year over year. With 468 closed sales and 2.2 months of inventory, Allen County continues to demonstrate relatively strong housing activity and tighter supply than several surrounding markets.

Whitley County: In August 2026, the median sale price was $277,450, down 10% year over year, with just 1.6 months of inventory. These figures indicate relatively limited supply, although September pricing should be reviewed before drawing conclusions about the latest trend.

What Does This Mean for You?

If you're buying a home, understanding the local inventory, recent comparable sales, and seller competition can help you determine where negotiating opportunities may exist.

If you're selling, knowing what similar properties are actually selling for is much more valuable than relying on a broad regional average.

And if you're investing, differences in pricing, inventory, and market demand can help you identify communities worth exploring.

My goal is to help you understand your specific market, recognize opportunities, and make informed decisions that support your financial future.

Whether you're in Warsaw, Columbia City, Wabash, Plymouth, Rochester, Huntington, or Fort Wayne, I'd be happy to help you explore what today's real estate market means for your property and your goals.
